WHAT WE DO
We take over full responsibility for the property with a refreshing difference, we do not take a “kitty” or set up a float with you, we make it simple, we call you & advise of current ongoing problems & then give you an idea of cost before proceeding with the work. The only exceptions to this will be out of hours emergency calls, such as water leaks, gas leaks or dangerous electrical situations. In these circumstances we will call a tradesman immediately to minimize any further risk to tenants & prevent any further damage that could occur. Other features of our fully managed service include the following:
We will find tenants for you, take the damage deposit and the first month rent, reference and credit search the tenants for you or guarantors (if needed), prepare the assured shorthold tenancy, arrange for the tenants to come in and sign the contract
Register the damage deposit with a registered Government Scheme & deal with any disputes at the end of the tenancy
RENT COLLECTION & STATEMENTS
Prepare and submit monthly monies and statements on monies received, after all necessary deductions as agreed with the owner, within 21 working days of receipt. Where instructed monies can be paid via Bank Transfer.
Demand, collect, receive and give receipts for rent and other payments and any other monies due to the owner from any tenant or any authorised person in respect of the property and to bank the same promptly.

We will liaise with the tenant and owner on the matters of minor maintenance and upkeep of the property. All reasonable efforts will be made to contact the owner when a maintenance problem is reported. However, where the work is urgent or statutorily required and the owner is not contactable, we reserve the right to carry out the necessary work up to the amount of £200. Any major maintenance is not covered by this agreement.
AspectProperties.co.uk will organise all of your certificates for your property and make sure they are always kept up to date. These certificates will be a separate charge.
Inspect the property at regular intervals to ensure the property is being well maintained. For the avoidance of doubt, Aspect Sales & Lettings Ltd is not responsible for any hidden latent defects and any such inspection cannot constitute a structural survey.
To negotiate rent reviews, lease renewals and the letting of the property at the best rent available taking into account prevailing market conditions.
THE LEGAL SIDE
Sign and give lawful notices to any tenant to quit or to repair or to abate a nuisance or remedy a breach of covenant or for any other purpose and accept surrenders of a lease or tenancy upon terms Aspect sales & Lettings Ltd in its commercial judgment deems fit.
Warn off, prohibit and if necessary take actions against all trespassers on the property.
Take legal action to recover any sums due or for the possession of the property and to enter and detrain for rent acting on the owner’s behalf and its name and to instruct solicitors or itself to represent the owner in any proceedings or at any hearing at any court, rent tribunal, rent assessment panel or other court or tribunal. The costs of such action to be borne by the owner.
Perform every other act usually performed by Managing Agents as is required, to carry out the management diligently and to protect and promote the interests of the owner.
